Hi, I'm Katrina Pavliy.
To me, a home is more than a place to live — it's where people find belonging, and helping someone walk through their door for the first time and feel that is the whole reason I do this work.
My path here started a long way from the Treasure Valley. I was born in Moldova, raised in Portland, Oregon as the oldest of ten kids, and somewhere in there I learned how to stay calm, stay organized, and keep a lot of moving pieces on track. Today I'm raising four boys — Jacob, Luke, Caleb, and Jesse — with my husband, Vas, and I bring that same steadiness to every transaction. Before real estate, I built a varied foundation that prepared me well for this work — renovating my own home from the ground up, managing the books for a business, keeping things running as an administrative assistant, and owning and managing a rental property that I continue to oversee today. Every role sharpened the same two skills that matter most when you're buying or selling: preparation and attention to detail.
I didn't get into real estate to chase a leaderboard or build a following. I got into it because buying or selling a home is one of the biggest decisions a person can make — and I wanted to be the kind of agent who makes that feel less overwhelming and more empowering. My goal isn't volume. It's for every single client to feel like they have someone completely in their corner — someone they can call when they're confused, frustrated, or just need to say "I don't like this house and I can't explain why." That's a safe conversation to have with me. I want you to ask every question, voice every doubt, and never once feel like you have to pretend you have it all figured out. I'm here to be your guide, your sounding board, and your relief — so you can move forward with confidence instead of second-guessing every step.
I'm an education-first, no-pressure agent. My job isn't to push you toward a decision — it's to give you the information, the timing, and the breathing room to arrive at one you genuinely love. I'll explain financing honestly, set realistic expectations, and walk you through real ways to compete in this market, whether that's a rate buy-down, a promotional rate, or a builder incentive most buyers don't know to ask for. When things get stressful — an inspection surprise, an appraisal question, a shifting timeline — I keep every party talking so it stays smooth. You can count on reliability, punctuality, honesty, and a reply in a timely manner.
When I'm not working, you'll find me at the gym, exploring the great outdoors, cheering at my boys' Babe Ruth games, or antiquing. I lean on a trusted network of lenders, contractors, and cleaners so you're supported from your first question to your final signature.
